The Government’s commitment to deliver 80,000 homes per year with a 70/30 Infill/Greenfield split needs an action plan.
When looking at the 80,000 p.a target, a basic breakdown of numbers shows that there should be around 18,000 lots being delivered into the supply pipeline in the greenfields market each year. This is not currently happening.
Modelling by UDIA Victoria shows the state could be 80,000 dwellings short in the greenfields across the decade – a year’s worth of housing targets.
For UDIA, we see the greenfield targets as a critical line in the sand on how serious the government actually is to deliver 80,000 homes a year, and especially its commitment to greenfield development. This is not to ignore the current infill situation; we are also advocating for reforms to get infill projects moving again.
We receive regular assurances from the Minister for Planning, including this week, that the Government understands the important role of the greenfields, and remains committed to the 70/30 split.
We are calling on the Government to reflect this commitment in the upcoming VPA business plan, and anything else will fall short of industry expectations.
